What the visit takes in

Masonry with open joints leaks in both directions: cool outside air seeps into the flue and weakens draft, and rain soaks into the brick so the chimney smells damp. We rake out failed mortar, repoint with a matching mix, replace spalled brick and rebuild the crown where it has cracked. Seismic cracking gets photographed and explained. Every masonry repair is quoted in writing once we have seen the chimney up close.

How open mortar joints steal the draft

The fireplace used to draw well. Now it takes a long time to get going, the smoke hangs at the opening, and there are bits of sand on the hearth. Mortar wears out faster than brick. Sun, rain, salt air and the occasional earthquake open up the joints, and once they open, the chimney leaks in two directions. Cool outside air seeps through the gaps into the flue. A fire depends on warm gas rising inside a column that is sealed from the outside, and every leak lets cooler air dilute that column and weaken the pull. At the same time, rain soaks inward through the same gaps, so the brick stays damp and the chimney gives off a stale smell. On older homes in Santa Monica and Culver City, the top few feet above the roofline usually fail first, because that part sees the most weather and gets the least attention from anyone.

Southern California adds its own stress. Seismic movement opens hairline cracks along mortar lines, often where the chimney meets the roof or around the firebox. Many of those are cosmetic. Some are not, and a crack that runs through a flue tile can let smoke and carbon monoxide into the attic or a wall cavity. We photograph each crack and explain which kind it is, so you can see the reasoning and not only the conclusion. The crown, the concrete slab that covers the top of the brick, is another common failure point. Once it cracks, water drops straight into the masonry core. Along the coast in Malibu and the lower Palisades, salt in the air pulls moisture into the brick and makes the faces flake off over time, a process called spalling. Left alone, spalled brick holds even more water, and the damage speeds up with every wet winter.

Raking out, repointing, and why the mortar has to match

Repointing starts with removing the failed mortar to a consistent depth, by hand or with a grinder, then packing new mortar into the joint in layers. The mix matters. Older brick is often softer than modern mortar, and if the new joint is harder than the brick around it, the brick takes the stress during the next quake or hot afternoon and cracks instead of the mortar. So we match the mix to the brick, in strength and in colour, which also keeps the repair from standing out against the old work. Spalled bricks are cut out and replaced with units close in size and tone. A cracked crown gets rebuilt with a proper overhang and a drip edge so water falls clear of the brick below. Where the brick is sound but thirsty, a breathable water repellent can slow the soaking without trapping moisture inside the wall.

Every masonry repair is quoted in writing once we have seen the chimney up close, since a few open joints and a top section that needs relaying are very different jobs. If the damage runs deep enough that repair no longer makes sense, we will say so plainly and explain what a partial rebuild would involve. After repointing, most homeowners notice that the fire catches faster and the room stays cleaner, because the flue is sealed again and warms up sooner. Damp, musty smells usually fade once the brick dries out over a few weeks. If you live in Pacific Palisades, Brentwood or anywhere along the Westside, the call button on this page reaches us, or the contact form works if you would rather describe the problem in writing first. A few phone photos of the chimney taken from the yard help us plan the visit.

Chimney Masonry Repair in Pacific Palisades

Here the smoke call often comes from a house that was just rebuilt or remodeled: a new tight envelope pulls air down the old flue, or a new roofline now sits higher than the chimney. Owners who stayed through the January 2025 fire also ask us whether heat or ash reached the flue, which a camera answers.

Chimney Masonry Repair in Beverly Hills

Large Beverly Hills living rooms often have wide, tall fireplace openings that look grand but are too large for the flue above them. That mismatch is a classic cause of smoke spilling at the top of the opening, and a smoke guard or glass doors usually cure it without changing the look much.

Chimney Masonry Repair in Brentwood

Big Brentwood houses often have two or three fireplaces sharing one masonry stack. When one fire is lit, smoke can drift down a neighboring flue into another room, a problem that looks like a leak but is really a short flue partition or uneven flue heights at the top.

Chimney Masonry Repair in Malibu

Malibu homes face wind from two directions: onshore breezes most afternoons and hard offshore gusts in fire season. A chimney that draws well on a calm night can puff smoke back into the room when the wind comes over the ridge, so we often look at cap shape before anything else.

Chimney Masonry Repair in Santa Monica

Many Santa Monica houses share a lot line closely with taller neighbors, and a two-storey addition next door can leave an old chimney sitting in a wind shadow. That is a common cause of smoke rolling out of the fireplace on a breezy evening even when the flue is clean.

Chimney Masonry Repair in West Hollywood

In multi-unit buildings, one chimney stack can serve several fireplaces, and a smoky unit may be caused by a neighbor's fire or an old shared flue. We check which flue is which before suggesting any fix, and we note when the work needs the owner or HOA on board.
